we do more than just real estate...

Often our clients express that they need to sell the house for far more than it is worth in its existing state. We understand that every bit of equity is required to finance their next move. Some of our clients take on home improvement projects themselves,  but for clients who find the idea of updating and preparing the home daunting; we step in, not just as real estate agents but also project managers who can oversee the entire process from small repairs to large scale renovations.   Even better, we invest 20% of OUR potential commission up front to make your house Bradbury Beautiful because we KNOW that hard work and a little love will pay big dividends and help you unlock the equity in your home. This is known a our Bradbury GiveBack.

We start with a plan

During our initial meeting, we walk through your home, take pictures and make recommendations and improvements. A few days later, we come back with a detailed plan, timeline and budget. Sometimes the improvements are minor, and sometimes they are quite extensive. We try to make recommendations using only the GiveBack budget (our money) but we have financing options available if it costs a bit more. We do our best to ensure the hard work gets completed with the least amount of disruption and maximizes Return on Investment. An investment of $5,000 to $10,000 often can yield a higher selling price of between $25,000 - $50,000.

We take care of everything

We are not just real estate agents, we are also hard workers and project managers. We're not afraid of rolling up our own sleeves, but we also have a network of handymen, painters, contractors and stagers who we work closely with to transform your house. We take care of everything from quotes, scheduling, getting the work done and paying the invoices, so you have nothing to worry about.

Small repairs & updates = big returns & faster sale

It's not just about Return On Investment, it is also about selling a home you feel proud of.  Whether it is just those repairs that you didn't get to over the years, or applying a neutral coat of paint, you want to present the house in it's best possible light .  Some of the common updates we do include the following:

  • Painting walls and baseboards
  • Replacing dated flooring
  • Replacing old lighting
  • Small repairs and updates
  • Landscaping
  • Inside & Outside Staging
Moving is not about boxes, ITS ABOUT MEMORIES, FEELINGS AND PEOPLE

Many of our clients decide to move into their new home and let us work our magic. This is often less emotional and stressful. However, when that is not possible, our clients are treated with compassion, patience and understanding.  We respect and honour the history of the home while helping our clients look towards the future. We explain everything we do and why we do it.

to stage or not to stage? - Appealing to the next generation

A home with good bones will sell for more money if a young family can envision themselves living there. This helps achieve more money for mom and dad for their retirement. We almost always recommend  staging. We can stage a little to add pops of colour to improve the photography or we can stage A LOT. We work with seniors to make them comfortable with the process and find it often helps them to emotionally start to let go of the home. We have a whole warehouse of staging "stuff" that makes it more affordable and profitable for you as well! Staging helps potential buyers envision themselves in the home.

The bradbury giveback

We offer the Giveback to make the experience of moving easier and less stressful. We use 20% of our anticipated commission on any of our Transition Network services.

The Bradbury Giveback™

Like many retirees, Dennis & Joan felt it was time to live more simply and free up the equity in their home so they could: travel, spend time with grandchildren and enjoy life. However, preparing their home for sale was just too big of a job. Through our Giveback program we were able to clutter, pack, store, update, repair & stage their home to be showroom ready. Not only did we help Dennis & Joan find a condo that fit their lifestyle, we were sold their home quickly and for more money. We were thrilled to help them live their best life.
